M25 Industrial Units (Decorum Council)

FWPD was instructed by a private capital investor to obtain a change of use from B1c light industrial to B8 warehouse and logistics for their property in Hemel Hempstead. The property was vacated by an industrial user and to facilitate re-marketing, widening the use class was considered more desirable to future occupiers in a sector experiencing consistent  demand. FWPD reviewed the site history, analysed the local policies and oversaw submission of the applications. We negotiated the change of use with Council officers to secure permission. The property is now leased to a storage and distribution occupier at rents nearly 20% higher than previously.
